Where terrace leaks usually start
- Cracks in the screed or plaster from heat expansion.
- Standing water because of poor slope or blocked drain outlets.
- Joints between the terrace floor and parapet walls.
- Around pipes, water tank stands and rainwater outlets.
- Old coatings that have worn out or cracked.
Quick checks you can do
After rain, walk the terrace and note where water collects. Clear leaves and debris from drain outlets. Look for cracks, hollow-sounding tiles and gaps around pipes. Match any ceiling stains inside to the spot directly above.
These checks help, but temporary sealants rarely solve the problem. A proper fix covers the whole terrace.
The permanent fix, step by step
- Inspection to map cracks, slope problems and weak joints.
- Surface preparation — cleaning, removing loose material and old failed coatings.
- Crack and joint repair with suitable fillers and fibre mesh where needed.
- Coving at the floor-to-parapet joint so water can’t enter the corner.
- Waterproof coating applied in multiple coats to the right thickness.
- Curing and water testing before handover.
Don’t forget the inside
Once the leak is stopped, the ceiling below needs time to dry. After that, scrape off damaged paint, apply a damp-proof primer and repaint. Painting before the slab dries will bring the stain back.

Frequently asked questions
Can terrace leaks be fixed during the monsoon?
Emergency patch repairs are possible on dry days, but a full waterproofing system should be applied in dry weather for proper bonding.
Why does my ceiling leak only in heavy rain?
Heavy rain causes standing water and pressure at cracks and joints. Light showers may evaporate before reaching the slab, so the leak seems seasonal.
