Bathroom Waterproofing: Common Problems and Solutions

Leaks into the flat below or damp walls next door? Most bathroom leaks come from a few predictable spots.

Signs of a bathroom leak

  • Damp patches on walls next to the bathroom or on the ceiling of the flat below.
  • Peeling paint or swollen door frames near the bathroom.
  • Musty smell even after cleaning.
  • Grout that is dark, cracked or missing.

Common problems

  • Open grout joints letting water get under tiles.
  • Floor trap and drain gaps where the trap meets the floor.
  • Pipe joint leaks in concealed water supply or drain lines.
  • Poor floor slope, so water pools instead of draining.
  • No waterproof layer under the tiles, often in older buildings.

Solutions without breaking tiles

When tiles are sound and the waterproofing below is mostly intact, leaks can often be fixed without demolition:

  • Removing old grout and refilling with epoxy grout, which is waterproof and stain-resistant.
  • Sealing around floor traps, pipe entries and fittings.
  • Applying a clear waterproof sealer over tiles and joints.

When re-tiling is needed

If tiles are hollow, the slope is wrong or there is no waterproof layer, the lasting fix is to remove the tiles, apply a waterproof membrane on the floor and lower walls (especially in the shower area), test it with water, then re-tile.

Check the plumbing too

Waterproofing can’t stop a leaking pipe. A pressure test on concealed lines should be part of any bathroom leak inspection.

Frequently asked questions

How long does bathroom waterproofing take?

Grout and sealant repairs usually take 1–2 days. Full waterproofing with re-tiling typically takes about a week, including curing and water testing.

Can the bathroom be used during the work?

Not during the work and curing period. Planning the job when another bathroom is available makes it easier.
