How painting is priced
Most painting contractors in Hyderabad price by the paintable area in square feet, not the carpet area of your flat. Paintable area includes walls and ceilings, and is usually around 3 to 3.5 times the carpet area. A 2BHK of about 1,100 sq ft carpet area often works out to 3,300–3,800 sq ft of paintable surface.
The rate per square foot then depends on the paint and the preparation your walls need.
What changes the cost
- Repainting vs fresh painting: a new flat needs primer and putty on every wall. A repaint over walls in good condition needs less preparation.
- Paint grade: economy distemper, standard emulsion and premium washable or luxury emulsions are priced very differently.
- Wall condition: cracks, damp patches and peeling paint need repair before painting. Skipping this is why cheap jobs fail within a year.
- Number of coats: two finish coats is standard. Dark-to-light colour changes may need a third.
- Extras: texture or accent walls, wood polish on doors, enamel on grills and ceiling designs are quoted separately.
How to compare quotes
Ask every contractor for an itemised quote that lists the paintable area, the paint brand and product name, number of putty and paint coats, and what is excluded. Two quotes for “1,100 sq ft 2BHK” can differ a lot simply because one includes putty and the other doesn’t.
Also check whether furniture covering, floor protection and post-work cleaning are included. These matter far more in an occupied flat.
Ways to keep the cost in check
- Use a premium washable emulsion only in high-use rooms like the living room and kids’ room, and a standard emulsion elsewhere.
- Fix leaks and dampness first so you don’t pay to repaint the same wall next monsoon.
- Paint between October and February, when dry weather means fewer delays.
